My experience with this property management company has been frustrating due to poor communication and inconsistency during the application process. I followed up for several days via phone and email about a unit, and my roommate and I even showed up in person to their office, only to be told I needed an appointment. Any questions about the application were directed to the General Manager Ty London, but despite my repeated requests, I never had the chance to speak with him.

After following up the next week, I was told there were already applications submitted, including one that had been approved, and to check back the next day for availability. When I called the office again to clarify, I was told they had seen my initial inquiry but didn’t respond because my email was 'too long,' and the general manager doesn’t check his email often, especially longer ones. I hope that they improve this in the future especially since they do have great units.

A great place to live. I lived here for 2.8 years and had no issues. There is a coined laundry room on the premises which sucks because it should be a free washer and dryer, but other than that, great company and staff.

Poor communication when attempting the application process. I was specifically in touch with their management at 1451 Armacost Ave. who spoke to me rudely, cut me off mid sentence when asking questions and told me she would call me back regarding questions I had but then never did. After my experience with the communication and general lack of professionalism when just attempting to apply, I wouldn’t want to live somewhere with this management company anyway.

Stay away. They will collect application fees without the intent to process your application. They also leave the application up for at least a week after they have an approved application so more unknowing people can apply to unavailable apartments.

Their onsite property manager told me my move in date would be ok and told me to apply online.

I called the office after submitting my application and surprise, couldn't get a hold of the person as the person who reviews applications wasn't in. When I finally got a hold of someone I was told my move in date wouldn't work and that someone else had applied too. I would have completely understood but they took my application fee anyways. They never processed my application (checked my credit, etc). Most reputable property management companies do not process your application fee unless they have an intent to actually you know... process it. Truth is, I don't even know if the apartment was even available by the time they encouraged me to apply.

I've been living in a V&L property for 4 years now. I think we've been good tenants - no issues with rent or repairs. About 9 days ago our refrigerator started giving us problems to the point that we couldn't keep any food in our fridge. A repairman came 5 days later, said he needed a certain part, and did not let us know when to expect it to be fixed. We're at day 9 now without basic refrigeration. We have thrown out hundreds of dollars of food - and the management is completely apathetic. We're starting to look elsewhere for housing.

I am most got scammed. I called V&L properties to verify if an individual that was able to guide me into their gated property if they worked for them. They said someone has been running scams pretending to be them. This scammer took all my personal info!! What's more frustrating is that V&L knows this is happening!! This scammer knows how they operate and provide me with a 5 page lease with their companies info.

I let V&L Properties, know that they could prevent scammers like this by verifying who visits their properties and not just having an open door to anyone to see an open unit. The person on the phone seem like it didn't bother them and knew that this has happened before.

V&L please take initiative! People are pretending to be you, using your company name in negative way. That should be more than enough especially if you know this is happening.

While renting at one of V&L properties I had no issues with the apartment and after 3 years it's time to leave LA and hope to have a landlord of a similar caliber at my next location.

Rented two apartments with this company. Had a small dispute about the deposit but nothing important. Very good maintenance service and support. Will recommend them to whoever needs to rent an apartment in SM / brentwood area.
